Garage Damage from sinking soil

Installation of the
A.B. Chance® Helical Piers
|
The Problem: The
garage of the residence was supported by a footing and stem wall.
It was determined that the clay soil
supporting the footing was failing. The garage in the rear outside
corner settled 1" and the front outside corner was down 1.5". This
was causing distress to the brick veneer and the foundation had
cracked at the point the foundation elevation changed to basement
depth.
The Solution: The repair design required 9
A.B. Chance® Helical piers be installed around the perimeter
of the garage. The SS5 steel with 8" lead section and underpinning
bracket was installed to an average depth of 40' and to a minimum
torque of 1,500 lbs.
After completion of piers and brackets the garage was re-leveled
to it's original position. All fill was replaced and compacted
to provide proper drainage on the site.
