Foundation Crack Repair

Foundation crack repair is needed when the foundation is compromised. Foundation cracks are a result of soil conditions under the foundation and from pressure from soils along side the foundation. Both are a result of the introduction of water to the soils as a result of poor drainage.

Lateral pressures are a cause for bowing walls and settlement causes vertical displacement. During the foundation inspection it will be determined what types of pressures are being applied to your foundation.

Foundation cracks are repairable in most cases. The type of repair method will be prescribed by the structural engineer in the repair plan. Epoxy Injection is often used to seal and bond the foundation back together.

Some cracks are only cosmetic but others must be corrected to avoid water infiltration and future damage to the foundation walls integrity.

After the cracks have been properly repaired it is necessary to find the cause of the water infiltration and correct it. This will reduce the adverse pressures from being applied to the foundation. Drainage correction issues are addressed during the foundation crack repair inspection.
